Terms and Conditions

A deposit of one-third is required on booking, the balance being due 4 weeks prior to the holiday start date. Full payment is required if the booking date is less than 6 weeks before the holiday start date. Cancellation – in the event of a cancellation we will endeavour to re-let the property and return payment. If we are unable to re-let then all monies paid will be retained. Hirers are advised to take out a suitable insurance in case this happens.

Hirer’s obligations:
To leave the property in a clean and tidy condition, including kitchen appliances. Please ensure all crockery, utensils and kitchen equipment are clean and tidy. Any heavy-duty extra cleaning will incur an extra charge.
To inform us of any breakages or damage to the property and pay for such before departure.
The number of persons included on the booking form is the maximum number allowed to stay at the property -maximum 10 +2 babies in farmhouse, 4 persons shippon. (We reserve the right to terminate the booking without refund if this is not adhered to.)
To check the property on arrival and read guest information so that they are aware of any potential safety issues, especially for young children.
To use cooker hood and extractor fan when cooking as a courtesy to the next guests.
To please turn off lights and appliances when not in use.

Guests are asked to read 'The Countryside Code'  in the Guest Information folder and adhere to it during their stay.
No smoking in the house please. Cigarette ends left on the ground will incur extra cleaning charge.

Candles are provided in the event of a power cut. Otherwise use only in holders and not stuck to plates etc. Tea lights are a fire hazard

and must not be used in the properties.

Spilt wax on furniture, floors, crockery etc may incur an extra cleaning charge.
Anti-bacterial products washed down the drains can damage the operation of the septic tank. Use sparingly.
Dogs: 2 well-behaved dogs per party are welcome by arrangement and 1 more sometimes allowed. It is the hirer's responsibility to ensure that: dogs be kept under control on a lead around the farmyard and surroundings, especially during lambing (Farmers have the right to shoot dogs that harass their livestock); they are not left in the property on their own, allowed on furniture or in bedrooms, allowed bones inside the house or food anywhere inside except kitchen or utility room; cause any annoyance, become a nuisance or aggressive (we reserve the right to terminate booking without notice or refund in this occurrence); all defecation is cleaned up immediately including in field, footpaths and driveway and dogs are taken outside private gardens for urination; they have their own blanket/bed;  loose dog hair on carpets/ furniture/anywhere is cleaned up before departure. Failure to clean up after dogs will be surcharged. Dogs can run free in the gardens of the properties**, but not in the farmyard or other communal areas.

** Bryn Halen Mawr does not accept any responsibility  for ensuring that any area is safe for dogs or that they can be securely contained in the gardens.

The Hirer is responsible for paying any breakages/surcharges for the whole party, which will be notified in writing within 2 weeks of departure.
Complaints Every effort has been made to ensure you have a pleasant holiday, but please let us know immediately if anything has been overlooked and we will endeavour to put it right straightaway.

Fires are laid ready to light on arrival and a quantity of firewood provided; more logs £5 per barrow, only firewood provided by Bryn Halen Mawr may be used in the property.
Electricity and hot water are included in the price for your convenience. We ask you to respect this courtesy by turning off lights etc when not in use and not using excessively or unnecessarily.

Heating is also included in the  price. The level and timing of the heating is set according to the season and normal household needs. Due to high oil and electricity costs heating is controlled by Bryn Halen Mawr. We endeavour to maintain a comfortable 20 degrees Centigrade approximately during normal occupancy hours. The central heating will be off for a period in the middle of the day (ie: 11am-5pm in winter) and at night. A low-level electric appliance is provided for back up during this time and must not be left on continuously. From June and September central heating may be switched off. Thermostatically controlled radiators are set on 3,  guests must not turn them up as this unbalances the system and prevents other radiators heating properly. Please note: the Farmhouse is a 250 year old building with much of it's original character intact and it is impractical and wasteful to heat it further; moreover as in many old houses there are cold spots and warm spots and some hard floors can be cold. Bring warm jumpers and slippers. Guests must not bring their own heating appliances for use at Bryn Halen Mawr unless by arrangement with R & J Spreckley. If resident guests think that the heating is not set adequately to the above parameters let us know and we will adjust as necessary.
Bed linen provided and beds made up.
Hand towels at basins, tea towels and bathmats are provided,

Personal towels available at £1.50 / person.

(one bath and one hand towel per guest)
Household  starter pack of 5 laundry & dishwasher tabs, toilet roll, kitchen towel washing up liquid etc.
Local maps, tourist information and books of walks are in the properties. Please ensure they remain for future guests.

 * It is sometimes possible to arrive earlier, please contact us. In winter guests can arrive at 3pm in daylight, though (for farmhouse guests) access will be restricted to part of the house until we have finished cleaning at 4.30. Please do not arrive before the agreed time as preparing the property to our high standards takes all the available time.

Guests are asked to time their arrival no later than 11pm, and if leaving early or late to do so quietly so as not to awaken other guests.

Short Breaks.

3-night(fri-mon) & 4-night (fri-tues or thurs-mon) Weekend Breaks are offered all year. Midweek Breaks (tues-fri morning) are available at discounted rates if the previous weekend is booked-: see above.


Low Season (November- March)

We will normally accept any length booking beginning on any day of the week between November and the Easter Holidays, Christmas and New Year excepted.

A deposit of one third is payable when booking, and the remainder paid 4 weeks before the holiday. Bookings made within 6 weeks of the holiday are payable in full upon booking.

N.B. It is our policy to make reservations in good faith when asked to do so by a customer either verbally or by email before a deposit is received. We ask our customers to act in the same good faith. The Bryn Halen Mawr Holiday Cottages booking conditions relating to deposits and payments apply from the time that reservation is made at the client’s request. If a client cancels a reserved booking before we have received the deposit, the client is liable for the agreed payment of the deposit/full fee.

(Failure to pay is a breach of contract and may result in Bryn Halen Mawr holiday cottages taking legal action). We will make every effort to re-let the property in which case the deposit/full fee will be returned to the client.

              We advise customers to take out cancellation insurance on their holiday at Bryn Halen Mawr, should illness or other circumstances cause such a necessity, and we can provide details on request.
